Formula used
Gross Rental Yield = Annual Rent ÷ Property Value × 100. Net Rental Yield = (Annual Rent − Annual Expenses) ÷ Property Value × 100.
Example calculation
If a property is worth $250,000 and rents for $1,800 per month, annual rent is $21,600 and gross rental yield is 8.64%. If annual expenses are $6,000, net rental yield is 6.24%.
What the result means
Gross yield compares rental income to property value before expenses. Net yield includes the expenses you entered.
Frequently asked questions
Is rental yield the same as cap rate?
They are related, but cap rate usually uses net operating income and property value. Rental yield is often used as a simpler rental-income measure.
Should I include mortgage payments as expenses?
For net rental yield, operating expenses are usually included. Financing costs can be analyzed separately.
